I want to rent an office. What documents do I need?

  • Why is the process needed: When one rents property or premises for commercial purposes, he/she obtains a Rent Lease /Commercial Lease from the owner of the Property.

The Rent Lease/Commercial Lease will be the title document to the office or shop.

The benefit of the above process is that the Lessor will receive payments in respect to the Premium of the Premises and on the other hand, the Lessee will be officially registered as the owner of the premises in question.

Steps

  1. Conduct a search over the property
  2. Prepare Rent lease
  3. Register the Rent Lease at the Land Registry

Requirements

  • Copy of the Head Title in respect of the Property
  • Copies of the Identity Card and KRA P.I.N. Certificate in respect of the Landlord
  • Copies of the Identity Card and KRA P.I.N. Certificate in respect of the Tenant

  1. Search Costs – K.shs.500/=
  2. Stamp Duty on the Rent Lease calculated at the rate of @ 4% of the value of the property
